How we use business contact data

Who we are

PropertyInvestorIQ (https://propertyinvestoriq.co.uk) is a property valuation and research tool for UK property businesses. It is a trading name of CODURS LTD, registered in England and Wales, company number 15818258, registered office 167-169 Great Portland Street, London W1W 5PF. CODURS LTD is the data controller for the processing described here. This notice explains how we handle information about the businesses we contact and the people who run them. It is separate from the PropertyInvestorIQ app's own privacy policy, which covers people who use the app.

What we hold and where it comes from

If we have contacted your company, we hold some or all of the following:

• Company details — name, company number, registered office address, SIC codes, incorporation date — from the Companies House public register (the free bulk data products and public API).
• Officer and PSC details — your name and role (director or person with significant control), as published by law on the same register. We store the month and year of birth Companies House publishes only to tell two same-named directors apart; we never store a day of birth and we never include birth information in any outreach or export.
• Business contact details — an email address or phone number published on your company's own website, recorded together with the page it appeared on.

We do not collect special-category data, home contact details, financial data, or anything from social networks.

Why, and on what legal basis

We use this information for one purpose: introducing PropertyInvestorIQ to companies whose registered activity is buying, holding, letting, managing or developing property — by email to corporate addresses or by letter to the company's registered office.

How much contact this means. An introduction, and at most two follow-ups. Three messages in total, and then we stop whether or not you reply. We do not run open-tracking pixels or click-tracking redirects, so we do not know whether you read anything we send.

Our lawful basis is legitimate interests (UK GDPR Art. 6(1)(f)): ordinary business-to-business marketing of a service directly relevant to your company's registered activity, using data already published on a statutory register or by your own company. Our legitimate interests assessment is documented and reviewed at least annually.

If you subscribe to our research

Our introduction emails offer a separate option: asking us to send PropertyInvestorIQ research. That is a different relationship and is entirely your choice — nothing you do with our emails subscribes you. Opening a message, clicking a link or replying does not sign you up. Only clicking the subscribe link and confirming does.

If you subscribe we record your email address, the date and time, which email or form you subscribed from, and the wording you agreed to, so that we can show what you consented to and when. You can unsubscribe from every email, and unsubscribing also removes you from the introduction sequence.

We do not sell, rent or share your address with anyone.

How long we keep it

Our dataset is refreshed from the current Companies House snapshot monthly; companies that leave the register stop being contacted. If you object to contact, we keep the minimum needed (the suppressed email, domain, or company number) permanently — solely so the objection keeps working.

Your rights

• Object / unsubscribe: click the unsubscribe link in any email — one click, no login, nothing to fill in — or simply reply, or write to info@propertyinvestoriq.co.uk. For direct marketing the right to object is absolute: we suppress immediately and permanently, no questions asked. The suppression is checked again by every later process, so your address will not come back if our research finds your company a second time.
• Access: ask what we hold about you and we will answer from our records.
• Rectification / erasure / restriction: as provided by UK GDPR.
• Complain: to the Information Commissioner's Office (ico.org.uk) — though we'd appreciate the chance to fix things first.
